Tenancy term and renewals
When your lease ends and it's ‘protected by security of tenure' you have the right to renew your lease on the same terms as the previous lease, provided the landlord is unable to make any of the statutory grounds for refusal. This security helps with your business planning. If your lease agreement is ‘contracted out' of security of tenure, however, your landlord can ask you to leave when your lease expires without giving any reason.
